Tell us about the garage and the room you have in mind. We reply within one working day.

No obligation, and your details stay with us.

The kitchen table makes a poor office. A converted garage gives you a door to shut at the end of the day, with no rent to pay and no commute to endure. We turn garages into offices for employees, freelancers and business owners across London, Kent, Surrey and Sussex, with the power, data and daylight that proper work demands.

Offices have different needs from spare rooms. Think plenty of sockets at desk height, a network cable running to the router, light that does not glare on your screen and heating you control yourself. If clients will call, a separate entrance counts too. We plan all of this during the survey and put it where your desk and shelving will stand. Compare a gym conversion if you are undecided.

An office in an attached garage is usually permitted development, although conservation areas, listed buildings and restricted estates can change that. We check for you. If you expect to receive clients or employ staff there, mention it early. Our planning permission guide explains what applies and the process guide covers each stage.

Start with a free survey. We measure the space, ask where the desk and equipment will go and talk through the electrics. Then a fixed-price itemised quote arrives, with Building Regulations sign-off included. Plan on roughly two to three weeks on site for a single garage. Ring 0808 135 0007 when you are ready to talk it through.

How the work runs

  1. 1

A survey that begins at your desk

We measure the garage, locate the meters and consumer unit, and ask how many people will use the room. Once we have seen the space, a fixed-price itemised quote follows.

  2. 2

    Layout, drawings and approvals

We draw up the room with sockets and data points marked. A structural engineer joins in if the door opening or the wall to the house changes, and we send the Building Notice or full plans to Building Control.

  3. 3

    Cables first, then finishes

Cabling goes in before the walls are closed. The door opening gets a wall or a new entrance, the floor is insulated, and plastering and decorating complete the room.

  4. 4

    Sign-off and your first morning

The inspector approves the work and we hand over the completion certificate. A walk through the circuits and heating controls means you can start work as soon as you arrive.

Why homeowners pick us for this room

  • Wiring around your workflow

Sockets, cables and lights are positioned for your desk and equipment instead of spread evenly around the walls.

  • Daylight that does not dazzle

We plan the window and lighting together so screens stay easy to read.

  • A door that closes on work

Sound insulation and an optional private entrance separate your working day from home life.

  • Price and paperwork from one team

The itemised quote and the Building Control sign-off come from us, so nothing slips between two firms.

Structure, power and paperwork for a garage office

Even an office involves structural work. Closing the door opening with a new wall, fitting an entrance door and cutting a link to the house are all structural alterations. For these we appoint the Building Control inspector and a structural engineer and liaise with them, so you never read drawings or arrange site visits.

Preparation is straightforward. Empty the garage, or tell us what must stay. List your equipment, such as printers, monitors or a server, so the circuits are sized correctly. Decide whether clients will visit, as that fixes the entrance and the layout.

When the inspector signs off, you receive the completion certificate. Ask your broadband provider which connection suits the room best, and let your insurer know about the office.

Common questions about this conversion

Does a garage home office need planning permission?

For an attached garage used as your own office, permitted development normally applies. Listed buildings, conservation areas, detached garages, new estates, flats and homes without permitted development rights are the exceptions. Seeing clients or staff on site can matter too, so tell us early. Building Regulations apply either way and our quote includes the sign-off.

Do you deal with the engineer and Building Control inspector?

Yes. For any structural alterations, including the new wall in the door opening, a doorway into the house or steel beams, we appoint a structural engineer and the Building Control inspector and liaise with both. Their queries come to us rather than to you.

How long does the office conversion take?

On a single garage the work typically runs two to three weeks on site. Extras like a second door or a tea point with plumbing can add time, and your quote states the programme.

How much does a garage office cost?

We quote only, with no published prices, because every garage and layout differs. After a free survey you receive a fixed-price itemised quote that includes Building Regulations sign-off.

Can the office have a private way in from outside?

Often. The former garage door opening suits a new door and window well. We settle the position at the survey and the engineer checks the structure around it.

Will I get enough sockets and a dependable internet connection?

Send us your equipment list and we position sockets and data points to suit. Cable from the router to the desk beats wifi for steadiness, and further points can be added to the quote.
